Rent receipt format in India: what it must contain (+ HRA rules)
Tenants need rent receipts for HRA tax claims; landlords need them for clean records. Here is exactly what a valid Indian rent receipt contains and the rules that trip people up.
Mandatory fields
- Tenant and landlord names.
- Property address.
- Rent amount (words and figures) and the period it covers.
- Payment date and mode (UPI/bank/cash).
- Landlord signature; revenue stamp for cash payments above ₹5,000.
HRA rules that matter
For HRA claims where annual rent exceeds ₹1,00,000, the employee must furnish the landlord’s PAN. Rent paid above ₹50,000/month also triggers TDS obligations for the tenant under section 194-IB. Digital receipts and bank/UPI trails are accepted — cash-only trails invite scrutiny.
Digital receipts are easier
A UPI payment matched to a ledger generates an automatic, tamper-evident receipt with every required field — which is why automated receipts on WhatsApp have become standard in managed PGs and co-living.
